Umair Tufail
Managing Partner & Co-Founder
Umair Tufail is the Managing Partner and Co-Founder of T3 Capital, where he oversees acquisitions, capital formation, strategic relationships, and the firm’s long-term direction.
An entrepreneur and real estate investor, Umair helped grow T3 Capital from a single hotel acquisition into a diversified platform managing more than $330 million in assets across hospitality, multifamily, student housing, retail, and other income-producing real estate.
With more than 15 years of experience in real estate and capital markets, Umair has developed a strong ability to identify well-located but undermanaged properties and reposition them into higher-performing assets. His investment philosophy is rooted in disciplined underwriting, careful asset selection, and a focus on cash flow, capital preservation, and risk-adjusted returns.
Before founding T3 Capital, Umair worked in investment banking and wealth management at Merrill Lynch, where he advised on and managed more than $1.2 billion in client assets. This experience provided a strong foundation in financial analysis, capital allocation, and investor relationships.

Sam Tufail
Managing Partner & Co-Founder
Sam Tufail is the Managing Partner and Co-Founder of T3 Capital, a diversified real estate investment platform he built alongside his brother, Umair.
As the firm’s execution-focused leader, Sam oversees financing, capital and banking relationships, legal counsel, operating partnerships, refinancing, and asset dispositions. He plays an active role throughout the transaction lifecycle — from due diligence and deal structuring through closing and exit.
Sam brings executive-level experience across multiple real estate sectors, with particular depth in branded and extended-stay hospitality. Before co-founding T3 Capital, he worked closely with major hotel brands, including Starwood, Marriott, and IHG, and served on industry franchise councils and ownership committees.
His understanding of property operations, capital markets, and deal mechanics allows him to identify challenges early, make practical decisions, and keep complex transactions moving forward.
Known for his strategic judgment, attention to detail, integrity, and loyalty, Sam has built a reputation for disciplined execution and trusted, long-standing partnerships.

Guillermo Guefen Founder & Principal, Guefen DevelopmentGuillermo Guefen is the Founder and Principal of Guefen Development, a Houston-based real estate investment and development firm focused on Class A multifamily and student housing communities across the Sun Belt.
Since founding the firm in 1999, Guillermo has built deep experience across the full development cycle, including site selection, design, underwriting, capitalization, construction oversight, asset management, and long-term ownership strategy. Under his leadership, Guefen Development and its principals have been involved in more than 10,000 Class A multifamily and student housing units, representing over $5 billion in total investment.
Guillermo is known for a disciplined, hands-on approach to development, with a focus on creating high-quality communities and long-term value for residents, partners, and investors.

Roger Russell Retired Banking ExecutiveRoger Russell is a retired banking executive with more than 40 years of commercial lending and relationship banking experience. Over his career, Roger worked closely with business owners, real estate investors, developers, and institutional clients, helping structure financing solutions, evaluate credit, manage risk, and support long-term growth strategies. He oversaw more than $2 billion in commercial loans. He is known for his steady judgment, deep banking relationships, and practical approach to commercial lending.
Roger is a graduate of Stephen F. Austin State University. He serves on the scholarship selection committee for the Smith-Hutson Foundation.

Sarosh Kumana President, PIP Inc. & Pacific Capital ManagementSarosh Kumana is a real estate entrepreneur, angel investor, and sustainability advocate with more than 40 years of experience building, operating, and investing in businesses. He founded and led a prominent California government foreclosure brokerage and mortgage brokerage firm for over 25 years.
Sarosh is President of PIP Inc., which owns and manages a substantial portfolio of pet-friendly apartment communities throughout the San Francisco Bay Area. He also serves as President of Pacific Capital Management and has completed more than 200 early-stage investments over the past two decades.
A committed advocate for global sustainability, Sarosh supports educational and entrepreneurial initiatives through his Foundation for a Sustainable Future. He also serves on the Advisory Council of the Center for Entrepreneurship at Carnegie Mellon University’s Tepper School of Business.
Sarosh earned a Bachelor of Commerce from Sydenham College at the University of Bombay and an MBA from Carnegie Mellon University.

Based in Houston, he brings nearly 40 years of public accounting and financial advisory experience.
Throughout his career, Suhrid has advised public and private companies — both domestic and international — with particular expertise in private equity-backed portfolio companies. His industry experience spans a wide range of sectors, with a focus on assurance services and corporate governance and internal control matters.
Suhrid holds both CPA (TX) and ACA (UK) credentials.
